This is the official terms and conditions for Rose Valley Ballycastle, 90 Straid Road, Ballycastle. Please note that these terms and conditions may update regularly and will be noted with a date and time at the bottom of this page when they were last updated.

  • Rose Valley Ballycastle operates on a minimum 2 night stay. The maximum number of people staying is limited to 2 adults or 1 adult / 1 child.

    Check in is at 3pm and Check out is 10am on the day of departure. This allows for our cleaning team to have the property thoroughly cleaned before our next booking. Please speak to the team for late check in’s / check out’s.

  • Rose Valley Ballycastle is not a pet-friendly accommodation.

  • Bookings cannot be accepted from anyone under the age of 18 years of age. We reserve the right to check / verify identification for this purpose. The owner reserves the right to refuse a booking without the need to give a reason.

  • We or our representatives reserve the right to enter the property at any given time for essential maintenance or for inspection purposes.

  • No smoking / vaping within the property is allowed. If you do so, your stay will be terminated and will result in a cleaning / damage fee and loss of all payments.

  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

  • Please do not move any furniture from one room to another. Please lock the doors and close the windows when you leave the property unoccupied and make sure you switch off lights, heating, or any electrical appliances when you go out to avoid any unnecessary risks.

  • Please do not take any bath towels with you to the beach. All inventory must remain in the property

  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

  • The client may in no circumstance re-let or sublet the property, even free of charge.

  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.

  • The owners are not responsible for the loss of any personal belongings or valuables of the guest.

  • Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

  • Please park your vehicles in the designated parking space. Parking is limited.

  • Please respect the area and try to keep noise levels to a minimum, especially between 11 pm and 8 am.

  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. This includes any parties within the property.

  • Stove - please be aware that our outdoor stove must be used correctly. If not, we reserve the right to remove any access to the stove.

  • Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

  • We expect all visitors to treat our Shepherd’s hut and surrounding grounds with care. Please treat as if it were your own.

  • Rose Valley Ballycastle do not accept liability if guests do not adhere to safety protocols or signage. Guests do so at their own risk.

Cancellation & Booking Policy

  • For all bookings, full payment is due 28 days before the day of check-in. If you book within 28 days of check-in, full payment will be due on booking. If full payment has not been received 28 days before your arrival, Rose Valley Ballycastle reserves the right to cancel your booking.

  • As stated on our website, prices may vary with regards to Bank Holiday’s and peak times. Please contact Rose Valley Ballycastle for more information when applicable.

  • A deposit of £100 is due upon arrival to cover breakages / additional cleaning costs / damages. This deposit will be returned to you after check-out once an inspection has been carried out.

  • Free cancellation is available up to 5 days before check-in. Cancellation after this will result in a loss of your full payment. For more information, please contact Rose Valley Ballycastle.
